Stain & Seal for Concrete & Masonry.

A penetrating stain-and-seal system that does two jobs in one: a uniform, finished color across your concrete, block, brick, or pavers — plus internal waterproofing that seals out water, efflorescence, and freeze-thaw damage from within.

Licensed & Insured Owner-Operated Same-Day Quotes

Bare concrete and masonry don't just look unfinished — they're porous, which means they soak up water, push mineral salts to the surface as efflorescence, and crack as that water freezes and thaws through an Indiana winter. A penetrating stain-and-seal solves both the look and the problem in one process.

Unlike a paint or a surface coating that sits on top and eventually peels, this system penetrates deep into the masonry and hardens inside the pores — sealing the surface from within while adding a rich, semi-translucent color that keeps the natural texture visible. The result is uniform, protected, and built to last, backed by a 15-year manufacturer waterproofing warranty.

What We Stain & Seal

Our stain & seal service in Fort Wayne and Allen County covers:

Concrete Block (CMU)

Split-face, cinder, and standard block walls — uniform color plus internal waterproofing.

Brick & Masonry

Sealed and color-enhanced without the glossy film of a surface coating.

Poured Concrete

Walls, foundations, and flatwork strengthened and sealed against water and salts.

Pavers & Hardscape

Color-restored and protected so joints and surfaces hold up to weather and traffic.

Commercial Facades

Block and masonry building exteriors evened out to one consistent, professional color.

Efflorescence-Prone Surfaces

Walls fighting white chalky residue — we seal the cause, not just the symptom.

Our Process

Stain and seal is a system, not a single coat. We follow the manufacturer's method and confirm color with you before we commit the surface.

  1. Surface must be clean and fully dry. We clean and correct first, then let the masonry dry before any product goes on.
  2. Mask and protect all adjacent surfaces — windows, trim, transitions, landscaping, and walkways.
  3. Confirm color with an on-site test patch you approve before we coat the full surface. No surprises.
  4. Apply the penetrating stain-and-seal to full saturation, working in controlled sections for an even finish.
  5. Apply a second coat as needed based on how the masonry absorbs, then final-rinse cleanup and walkthrough.

Why Choose Lux Lavare.

Two Jobs, One System

Uniform color and internal waterproofing in one process — not a coat of paint that peels in a few seasons.

Sealed From Within

The penetrating sealer hardens inside the pores, blocking water, efflorescence, and freeze-thaw damage at the source.

Color Approved First

We test the color on your actual surface and get your sign-off before committing the full area. The finish is permanent — so we make sure it's right.

15-Year Waterproofing Warranty

The sealing system is backed by a manufacturer 15-year waterproofing warranty — protection you can count on.

Pricing

Stain & seal is priced by the square footage and surface type. Smooth poured concrete is the most economical; brick and pavers fall in the middle; split-face block is the most labor- and material-intensive because of its rough, thirsty texture and two-coat requirement.

Because the product is ordered specifically for each project, stain & seal jobs are quoted individually after we measure the surface. Residential and commercial both welcome — request a quote and we'll measure and price it out.

FAQ

Stain & Seal Questions.

No. Paint sits on the surface and eventually peels. This is a penetrating stain-and-seal that soaks into the masonry and hardens inside the pores — adding semi-translucent color while waterproofing from within. The natural texture stays visible and there's no glossy film to peel.
It gives you a uniform, consistent color across the whole surface and seals it — but it's a semi-translucent finish, not a restoration to original block. We always confirm the color with a test patch you approve before committing the full surface, so you see exactly what you're getting.
It addresses the cause. Efflorescence is mineral salts pushed to the surface by moisture moving through porous masonry. By sealing the masonry internally, the stain-and-seal blocks that moisture path — treating the source rather than just washing off the symptom.
The penetrating sealer is backed by a 15-year manufacturer waterproofing warranty. Because it hardens inside the masonry rather than coating the top, it doesn't peel or flake the way surface coatings do.
Stain & seal is weather-dependent — the surface must be dry, with temperatures between 50–100°F and no rain for 24 hours after each coat. In Fort Wayne that means roughly April through October. We schedule around a clear-weather window.
