Why It Matters
Commercial property exterior cleanliness affects three things directly: foot traffic, lease renewals, and insurance liability. A dumpster pad covered in grease and grime is a slip-and-fall claim waiting to happen. A storefront with algae-streaked siding looks closed even when it's open. We make these problems disappear.

Pricing Structure
Commercial work is priced by scope, not flat rate. Common pricing models:
- Storefront cleans: $500–$1,500 one-time
- Parking lots: $0.06–$0.15 per square foot
- Dumpster pads: $200–$500 per pad
- Recurring contracts: 15–25% discount versus one-time pricing
- Full property cleans: Custom quote based on scope
Insurance & COIs
Any contractor on your property should carry general liability insurance. We carry $1M / $2M general liability through Markel and can name your property/management company as additional insured on our COI when required. Many commercial properties won't allow work without this — make sure your contractor can provide it before scheduling.
Scheduling
Most commercial cleaning happens outside business hours to avoid disrupting operations:
- Restaurants: Early morning before open, or late night after close
- Retail: Pre-opening (before 9 AM) or post-close
- Office buildings: Weekends or evenings
- Industrial/warehouse: Often during business hours since traffic is lower
Recurring Service Programs
One-time cleans get the property clean. Recurring service keeps it that way. Common cadences:
- Monthly: Dumpster pads, fleet, high-traffic entries
- Quarterly: Storefronts, sidewalks, common areas
- Semi-annual: Building exteriors, parking lots
- Seasonal: Pre-spring open and post-fall close
Recurring programs price at a discount versus one-time work because the property stays cleaner with less effort each visit.
What to Look For in a Commercial Contractor
- Proof of insurance — non-negotiable
- Commercial equipment — homeowner-grade rigs can't keep up with parking lot scale
- References from similar properties — restaurants speak to restaurants, warehouses to warehouses
- Owner-operated or established crews — not subcontracted day labor
- Written scope and pricing — verbal quotes lead to disputes
